One of our buyers recently asked us a question we hear all the time:

"Why do we even need an escrow?"

It's a great question.

When you're buying a home, you're wiring hundreds of thousands or sometimes millions of dollars to people you've probably never met. That can feel a little unsettling.

That's exactly why escrow exists.

Think of Escrow as a Neutral Referee

Neither the buyer nor the seller controls the money.

Instead, an independent escrow company safely holds everyone's funds and documents while each side completes their responsibilities.

No one gets paid...

Until everyone has done what they promised.

Here's What Escrow Does

During escrow, dozens of moving pieces are happening behind the scenes.

The escrow officer helps coordinate things like:

• Holding your earnest money deposit safely

• Making sure loan funds are received

• Working with the title company

• Paying off the seller's existing mortgage

• Collecting and paying property taxes, HOA fees, and other prorated costs

• Preparing all final closing documents

• Recording the new deed with the county

Only after every requirement has been completed does escrow release the funds and officially close the transaction.
